Berkshire Forest is a community in Carolina Forest, South Carolina. Locals will identify Berkshire Forest as a community that originally began development by Centex. Pulte then merged with Centex back in 2009. Homes in the Berkshire Forest community of Carolina Forest subsequently began to be built under the brand name of Pulte.
Pulte completed home building in Berkshire Forest in 2024. Pulte first starting selling homes in Berkshire Forest way back in 2005 – almost 20 years ago! At the end of the development of Berkshire Forest, 925 single family homes were constructed and 950 multi-family units were constructed,
Berkshire Forest will be turning over from Developer (Pulte) control to homeowner control in October 2024. This transition starts with an election. Once the new Board is elected closer toward the end of 2024, a walkthrough of the community will be performed with Pulte, the homeowner's association management company (AAM), and the newly elected Board. A punch list will be created with items that the Board would like Pulte to look further into such as certain areas of concern, any uncompleted work, etc. Once a mutual decision is made for each punch list item, a second follow up walkthrough will be scheduled to ensure that these items were completed by Pulte (if that is what was decided). This process basically continues until all items have been completed. This process could takeseveral months - or even years. Pulte will continue to work with the community until all punch list items have been addressed and completed.
